Entry/Exit: The front door is not self-locking. Please ensure you lock the door from the inside when entering and from the outside when leaving the property. Quiet Hours: We observe quiet hours between 10:00 PM and 8:00 AM as we are located in a residential area. Smoking/Vaping: This is a strictly non-smoking and non-vaping property. Smoking must be done outside the building. Occupancy: This property is for a maximum of 6 people. No extra overnight visitors are permitted. Events: No parties or events are allowed. Any breach, including loud music, will result in immediate removal from the property without a refund. Pets: Available upon request.

Cancellation & Refund Policy

We understand that hospital appointments, treatment schedules and discharge dates can change unexpectedly. Our cancellation policy aims to provide flexibility while protecting the accommodation reserved exclusively for you. Guest Cancellations Seven days or more before check-in: Full refund of the accommodation charge. Three to six days before check-in: 50% refund of the accommodation charge. Less than 72 hours before check-in: The booking is non-refundable. Failure to arrive: No refund will be issued for a no-show. Any booking or administration fees identified as non-refundable at the time of booking will not be returned. Refund Processing Approved refunds will be returned to the original payment method. Please allow 5–10 working days for the funds to appear, depending on your bank or payment provider.

Check-in is available from *3:00 pm onwards*. Please text *07348 277 106* approximately *30 minutes before your arrival*. The lockbox is located *to the left of the front door*. Your unique lockbox code will be issued on the day of arrival. Once you have collected the keys, please close the lockbox and scramble the code for security.
